HOME BUYERS' SURVEY AND VALUATION:
THE HOMEBUYER SERVICE

This is a detailed inspection of all the accessible parts of the property and is particularly suitable for modern and conventionally built residential properties, which are apparently in sound condition. It is generally accepted by lending institutions, but once again, if a standard valuation form is required by them we can provide this at no extra cost.

The report covers all parts of the main construction including walls, roof, chimneys, rainwater goods, external and internal joinery, damp-proof course ventilation and insulation. Also it comments on the services, outbuildings and the site. An open market valuation is provided and also a fire insurance cover reinstatement value.

In the case of flats there are sections covering the common parts of the building relating to the flat, and comments on the management of shared facilities.

The Home Buyer's Survey and Valuation supersedes the previous House Buyer's Report and Valuation or the separate Flat Buyer's Report and Valuation and combines the two report formats into one document, for simplification and ease of use. It concentrates on Urgent and Significant Repairs, Action required before exchange of Contracts, and Legal Points requiring investigation.      # 004
